TECHNICIAN C&S (Penang)

Position: Juruteknik

Job Descriptions

  • Melaksana dan memantau aktivit perkhidmatan pengurusan aset hartanah secara berkala
  • Melaksana dan memantau aktiviti pengurusan kontrak perkhidmatan penyelenggaraan aset hartanah serta memastikan ia mematuhi terma/syarat perjanjian perkhidmatan
  • Melaksana dan memantau aktiviti perkhidmatan penyelenggaraan aset hartanah berdasarkan perancangan dan keperluan semasa bagi kelestarian nilai aset dan mewujudkan persekitaran yang kondusif pelanggan, selesa dan selamat
  • Melakukan pemantaua dan pemeriksaan secara berkala ke atas aset hartanah bagi memastikan kondisi aset dalam keadaan baik
  • Membantu aktiviti liaison dengan penyewa/bakal penyewa/ejen hartanah berkaitan sebarang urusan/aktiviti penyewaan ruang sewaan.

Job Requirements

  • Memiliki Sijil Kemahiran atau setaraf dalam bidang kejuruteraan
  • Memiliki sekurang-kurangnya 3 tahun pengalaman dalam bidang pengurusan fasiliti / pengurusan bangunan/ pengurusan hartanah
  • Boleh berkomunikasi dengan baik dan mahir menggunakan komputer
  • Berpengetahuan berkaitan akta/ peraturan yang berkaitan pengurusan bangunan
  • Mahir dalam hal-hal penyelenggaraan bangunan termasuk mekanikal, elektrikal, sivil dan struktur.
SALES EXECUTIVE

Job Descriptions

  • Outline and implement monthly/yearly sales promotion/road show activities plan to meet sales quota
    • Develop SMART quarterly/monthly plan sales promotion/road show activities plan; assign duties to implement and sales budget basis requirement
    • Assign sales duties and determination of sales quota to sales personnel respectively
    • Arrange and set-up product display at relevant promotional sites and ensure products collaterals requirement and supply are suffice
    • Ensure the availability of sales transportation
  • To service entire customers with specific focus to registered/genuine customers’ base by daily solicitation/appointment to close sales
    • Identify potential/genuine customers through registration exercise
    • Prepare call sheet report per customers visitation/appointment for site visit and follow through correspondences (if necessary)
    • To monitor update and control customers database for easy tracking and telemarketing
    • To update sales status internally on weekly basis
  • To provide good pre-and post-sales services to customers
    • To explain products and projects benefits and packaging to customers’ satisfaction
    • To assist customers in understanding sales processes flow and to ensure execution of sales and purchase agreement, blanket approval of end-financing package and execution of all sales related documents within stipulated time frame
  • To update and furnish weekly and forth nightly sales report for Management consumption
    • To update and furnish HOD with sales achievement/post mortem, sales activities report on a weekly and forth nightly basis in a standard format
    • To communicate with all sales personnel in recognizing and controlling all problematic and other sales issues
    • To formulate standard solutions to all issues for further guidelines and as a standard operating procedure
  • Support the policies and procedures in the implementation of SHE rules and regulations:
    • Take reasonable care for the SHE of themselves and others who may be affected by their actions or negligence in one way or other.
    • Cooperate with employer to enable to comply with relevant legal/statutory/legislative requirements in respect of SHE.
    • Refrain from intentionally or recklessly, interfering with or misusing anything specifically provided to ensure SHE at the work place.
    • Wear and use suitable Personal Protective Equipment (PPE), safety devices, shoes, helmet and clothing.
    • Report any accident and damage to property and equipment to the immediate supervisor as soon as possible, irrespective of whether or not there is any person injured.

Job Requirements

  • Diploma/Degree in Marketing or equlvalent.
  • 3 – 4 years sales related experience with minimum M.C.E or equivalent

Job Descriptions

  • The incumbent is responsible for providing effective service to internal and external customers.
  • Ensure the reception area is well-manned during operating hours, which is 8.30am to 5.30pm
  • Provide effective reception service for positive image projection and communication between internal and external parties by understanding PABX Phone Systems and effective telephone answering skills.
  • Provide assistance in dispatching urgent documents.
  • Assist in meeting room booking and refreshment for meetings.
  • Responsible to update staff attendance system
  • Provide assistance in monitoring and up-keeping of staff leave record and balances

 

Job Requirements

  • Minimum SPM or any relevant certificate or qualification.
  • At least 1 year experience on front desk/reception/administrative work

Job Responsibility

  • Responsible to carry out all aspects of company secretarial functions.
  • Updating and maintaining all relevant statutory records, registers and other documents.
  • Assist in drafting Directors’ and Shareholders’ resolutions, complete statutory forms, and ensure timely execution and to follow-through on required actions within specified timelines.
  • Prepare agendas and issue meeting notices, attend for relevant board and board committees’ meetings, as well as general meetings.
  • Attend meetings as needed, and accurately document minutes for Board and Board committee meetings, as well as general meetings.

 

Job Requirements

  • Bachelor’s Degree in Corporate Administration/ Bachelor of Law or equivalent.
  • A minimum of 5 years of experience in a related field.
  • Good command of written and spoken English and Bahasa Malaysia and ability to communicate effectively.

Job Responsibilities

  • Monitor the progress of construction work and coordinate with contractors to ensure the project is completed on time, within budget, and to the required quality standards.
  • Oversee the project lifecycle including feasibility studies, site acquisition, design development, obtaining approvals, construction management and project handover.
  • Work closely with architects, engineers, contractors, consultants and internal stakeholders to ensure clear communication and collaboration.
  • Develop and maintain project schedules and timelines, monitoring progress and identifying potential risks and delays.
  • Manage and track project documentations.
  • Ensure compliance with all relevant regulations and codes.

 

Job Requirements

  • Bachelor’s degree in Civil Engineering or equivalent
  • Minimum 3 years of experience in project and construction management or other relevant experience
  • Good knowledge in contract administration and construction management
  •  Independent and able to meet deadlines.

Job Responsibilities

  • Responsible to plan for electrical system, planned, operate, safety, precautions and carry out work such as preventive and predictive maintenance and repair maintenance for high voltage transformer, high voltage switch gear, switch room, equipment and building.
  • Carry out all maintenance acitivities relating to LV &HV installation including substations.
  • Conduct, plan electrical and process instruments inspection, intstallationg and maintenance according to standard specifications and regulations.
  • Responible in handing all over assigned electrical facilities and equipment equal or below specified voltage limits and to ensure the smooth running of the operations plant room and chiller.
  • Ensure job performed that related to electrical is as per regulations set by Suruhanjaya Tenaga.

 

Job Requirements

  • Chargeman BO Certificate (11Kv) by Suruhanjaya Tenaga
  • Minimum 7 years of working experience in similar industry with at lest 3 years at supervisory level
  • Good communication and inter-personal skills.

Technician, Civil

  • To ensure Plan preventive maintenance conduct by time frame.
  • Responsible for plant civil works such as road, lighting, buildings, fencing, sewage system, structure, tanks and other related system
  • Responsible for safe operation, maintenance and handling of machinery according to DOSH, OSH and Energy Commission, etc.
  • To carry out any task at ad-hoc basic as and when required by superior.
  • Supervise vendor or contractors.
  • Install, repair, trouble shoot, maintain and service all Civil systems under the contract.

 

Technician, Electrical/Electronic

  • To carry out operational and preventive maintenance task
  • Install, repair, trouble shoot, maintain and service all electrical and electronic systems under the contract.
  • Modify electrical wiring system as/when required
  • Supervise vendor or contractors
  • Provide assistance to service and building maintenance team when needed.
  • To carry out any task at ad-hoc basic as and when required by superior
  • Plan preventive maintenance
  • To carryout mechanical and electrical tests to fixed plant and equipment and to record the results.
  • Setup audio and video system for auditorium or meeting rooms when required.
  • Responsible for tools, equipment, spare parts and stock inventory

 

Technician, M & E

  • To carry out operational and preventive maintenance task
  • To install, repair, trouble shoot, maintain and service all M & E systems under the contract
  • To modify M & E system when required
  • To supervise vendors and contractors
  • To provide assistance to service and building maintenance team when required
  • To carry out task at ad-hoc basis as and when requited by superior
  • To plan preventive maintenance
  • To carry our mechanical and electrical tests to fixed plant and equipment and to record the results
  • To ensure air-conditioning system operating as well
  • To be responsible for tools, equipment, spare parts and stock inventory.

 

Job Requirements

  • Minimum Certificate in Civil/Mechanical/Electrical Engineering
  • Minimum 3 years of working experience in similar industry specializing in building/facilities maintenance
  • Good knowledge in repair/maintenance of civil works/electrical/ air conditioning system
  • Good communication and interpersonal skills.
